### Job Description: Vacation Rental Operations Specialist
**Position Overview:**
We are seeking a highly skilled and motivated Vacation Rental Specialist to join our team. The ideal candidate will be intimately familiar with selling, marketing, and hosting vacation rentals on platforms such as Airbnb, VRBO/HomeAway, Booking.com, Expedia.com, and direct websites using WordPress. This is a remote position, requiring excellent communication skills, a proactive attitude, and the ability to manage multiple properties efficiently. The working hours for this position are from **10am to 7pm Eastern Time**.
**Key Responsibilities:**
– **Listing Management:** Create and optimize property listings on Airbnb, VRBO/HomeAway, Booking.com, Expedia.com, and direct websites using WordPress to maximize visibility and bookings.
– **Pricing Strategy:** Develop and implement dynamic pricing strategies to ensure competitive rates and maximize revenue.
– **Guest Communication:** Handle all guest inquiries, bookings, and reviews promptly and professionally, ensuring a high level of customer satisfaction.
– **Marketing:** Utilize various marketing channels, including social media, email campaigns, and SEO, to promote properties and attract potential guests.
– **Property Management:** Coordinate with local service providers for cleaning, maintenance, and other on-site needs to ensure properties are well-maintained and guest-ready.
– **Performance Analysis:** Monitor and analyze booking trends, occupancy rates, and guest feedback to continuously improve property performance.
– **Compliance:** Ensure all properties comply with local regulations and industry standards.
– **Emergency Management:** Develop and implement protocols for handling emergencies, including maintenance issues, guest health emergencies, and natural disasters. Coordinate with local contacts to ensure rapid response and resolution.
**Qualifications:**
– Proven experience in managing vacation rentals on Airbnb, VRBO/HomeAway, Booking.com, Expedia.com, and direct websites using WordPress.
– Strong understanding of the vacation rental market and trends.

– **Guest Satisfaction Score:** Collect and analyze guest reviews and ratings to ensure high levels of customer satisfaction.
– **Booking Conversion Rate:** Monitor the percentage of inquiries that convert into confirmed bookings to optimize communication and listing appeal.
– **Response Time:** Track the average time taken to respond to guest inquiries and booking requests to maintain prompt and professional communication.
